Commercial low-slope and metal roofs only, and nothing gets priced before a survey has been walked. Here is how this company works: the buildings it takes on, the order a job runs in, and what governs each decision along the way.

Scope of work

Commercial buildings, and only commercial buildings

One category of roof: flat and gently sloped membrane assemblies, plus metal roofs, on structures that hold a business rather than a household. Distribution and warehouse space, offices, medical suites, retail centers, schools, houses of worship, light manufacturing, self-storage, and multifamily buildings carrying a membrane above the top floor all sit inside it.

Sitting outside it: pitched shingle roofs, single-family houses, and any covering that keeps water out by overlapping pieces that shed downhill. Those are a separate trade with their own materials, their own crews and their own detailing. A company chasing both is dividing its attention between two skill sets that share a name and very little else.

The narrow definition pays off for a building owner in one concrete way. Whatever comes up on your roof, from how a curb ought to be flashed to whether the deck will hold a fastener at the spacing the corner zone needs, sits well inside that category, not at the edge of it.

Why the focus matters

Low-slope roofing is a different trade from residential roofing

On a steep roof, gravity does most of the waterproofing. Overlapping pieces move water down the pitch and off the edge, and an imperfect lap usually still drains. A flat roof has none of that margin. Its covering is one continuous waterproof plane, and water can rest on that plane for hours after a storm, or for days when the drainage is wrong.

That difference reshapes everything downstream of it. Trouble collects at joints and at anything that interrupts the plane: welded or bonded laps, curbs holding rooftop units, pipes and conduit supports, drain bowls and their clamping rings, expansion joints, parapet terminations, and the metal at the perimeter. The middle of an open bay, which is most of the square footage, is seldom where the story starts.

Detailing turns into fabrication, not cutting and nailing. Inside and outside corners get cut to a pattern and welded. Terminations get held mechanically at a spacing set by the uplift pressure that zone of the roof sees, which is highest in the corners and lowest in the field. Attachment depends on what the deck is made of, and on many older buildings nobody knows what that is until something gets opened.

Then there is the building underneath, which keeps running. A house roof gets replaced around a family that can go out for the day. A commercial roof gets replaced above tenants, delivery schedules, kitchen exhaust, server rooms, and equipment nobody is allowed to switch off, which makes phasing part of the technical work, not a courtesy added at the end.

Method

The survey sets the scope, and the scope sets the number

Two facts have to be established before anyone can say what a roof needs. What is already stacked above the deck, and how much of that stack is wet. Neither shows from the parking lot, and neither shows reliably from the roof surface either. Both come out of a core, a small plug cut through the whole assembly and read from the side like a section drawing.

A figure produced without those facts is a square-foot multiplier laid over a building. It has no way to account for a second covering nobody knew was there, a rusted deck under an old leak, slope that has to be rebuilt before new membrane goes down, or the insulation thickness current energy code will require. All of those move the cost, and all of them eventually turn up. The only variable is whether they turn up in the scope or in a change order.

So the sequence is fixed. Look at the roof, write the scope, then attach a price to that scope. When the survey shows an assembly with years left in it, the report says so and the recommendation lands on maintenance or a targeted repair.

Writing it down also puts the decision in a form other people can use. A facilities director can carry the same document into a board meeting, a board can put a figure in a capital plan two budget cycles out, and an engineer reviewing competing proposals can see precisely where two contractors priced different work. Systems

The assemblies we install and service

Repair, replacement and maintenance across the assemblies common on commercial buildings in this market. Each one fails on its own schedule and in its own way, so each one gets serviced with the materials and methods it was built from.

  • TPO and PVC single-ply

    Thermoplastic sheet joined with hot air. Weld quality, plate patterns and shrinkage pulling at terminations are what decide how these roofs age.

  • Modified bitumen

    Reinforced asphalt sheet in two plies. Granule loss, side-lap adhesion and the condition of the cap sheet set most of the repair scope.

  • Built-up roofing

    Felts bedded in asphalt beneath aggregate or a cap sheet. Surfacing has to be swept aside before anything underneath can be judged honestly.

  • Standing-seam metal

    Panels that grow and shrink with temperature. Clips, end laps, pan penetrations and fastener condition carry the whole assembly.

  • Coatings and restoration

    Fluid-applied material over an assembly that still reads sound. Worth doing when cores come back dry, and worth skipping when they do not.

Where the work happens

Dallas sits in the middle of the service area. Around it: Arlington and Grand Prairie to the west, Irving and Carrollton toward the northwest, Plano and Richardson to the north, Garland and Mesquite out east.
