What to have in front of you
None of this is required and nothing gets held up if you do not have it. It simply raises how much a first conversation can accomplish, because each item below rules something in or out.
The building
Type and rough footprint. A single-tenant warehouse, a four-story office, a strip center with eight suites and a shared parapet. Each of those points the conversation somewhere different.
How big the roof is
An approximation is plenty. Ten thousand square feet and two hundred thousand square feet are different projects, and knowing which end you are at shapes the first call.
The current assembly
White welded sheet, black asphalt sheet with granules, gravel on top, or standing-seam metal panels. Having no idea is completely normal and costs nothing.
What is happening
A ceiling stain, water during heavy rain only, a section that has been patched repeatedly, hail last spring, or a lease renewal that needs a condition report on file.
Roof access
Interior hatch, fixed ladder, caged ladder with a lock, or a tenant escort. Access shapes how a visit gets scheduled more than most owners expect.
Who else is involved
An owner, a property manager, a general contractor and a lender all need different documents out of the same survey. Say up front who has to receive what.
