Plano divides by construction date more cleanly than most cities around here. The Legacy and Granite Park corridors carry roofs still inside their first covering. Along Central, Parker and the retail that grew up around them, buildings from the 1980s and 1990s are reaching the point where everything has to come off.

Campus roofs and the things added after the roofers left

A newer campus roof is generally a large single-ply field over two layers of board, reflective, with an even attachment pattern and clean original detailing. Those roofs rarely fail as membrane. What fails is the accumulation of everything fastened, set or dragged across them in the years since: supplemental cooling for a server room, an antenna mast, conduit resting on unsupported blocks, gas piping laid straight on the sheet because nobody ordered a pad.

Amenity space complicates inspection. Pavers over a plaza deck, a screened equipment yard, a terrace with planters on it. Membrane under any of those cannot be seen without lifting something, so as a rule it does not get seen. Pedestal areas and the transitions at their edges get opened at intervals for exactly that reason.

The advantage on a campus is that somebody is genuinely responsible for the buildings. A facilities team that holds the file, controls roof access and can require a vendor to report a penetration will get years out of these assemblies that a single-tenant building with no rooftop rules never sees.

The 1980s and 1990s inventory is at its decision point

Office buildings and retail centers from that period are frequently carrying a second covering already. Code stops the stacking at two, so for many of them the question is not whether the next roof involves removal. It is which budget year the removal lands in.

A full replacement also brings the assembly up to current energy requirements, and the thickness that takes is considerably more board than these buildings were originally built with. The finished roof therefore sits higher than the old one did. Curb heights, hatch thresholds, base flashing at every wall and the perimeter metal all have to come up with it, and those adjustments belong in the first scope where you can see them priced.

Storm exposure argues for knowing where you stand in advance rather than afterward. Buildings on the north side of the Metroplex take impact events often enough that a roof already near the end of its service life should have a documented baseline on file before the season, not a scramble for evidence once something has happened.

Sequencing a portfolio instead of reacting to it

Owners holding several buildings in Plano usually find the roofs clustered by acquisition date or by construction date, which means they arrive at the end together. Spreading that across budget cycles requires knowing the real remaining life of each one, and remaining life comes out of plugs and condition rather than off the year on a certificate of occupancy.

What we aim to hand over is a ranked list with dollars attached and a year assigned to every building. Some roofs get maintenance and a revisit. Some get targeted repair to hold one more cycle. One or two get replaced. That is a document you can take to a board without translating it first.

Our campus roof is nine years old. Why inspect it twice a year?

Because most of what will shorten its life has not happened yet and is preventable. At nine years the sheet is fine, and the live risks are a drain that stops draining, a plate walking up under the membrane, and a mechanical vendor who fastens something and mentions it to nobody. Two visits a year catch all three while they still cost nothing. The roof does not need attention because it is old. It needs attention because people are on it.

There are pavers over part of our roof. Can the membrane be checked?

In samples, yes. Pedestals and pavers get lifted in selected areas, particularly at drains, at the transitions where the paver field meets exposed membrane, and anywhere the interior has shown water. Lifting the whole field is rarely justified. Never lifting any of it means the largest blind spot on the building goes uninspected for its entire life.

The plug showed two roofs on our 1990s building. What are the options?

Removal, essentially. Codes generally cap a building at two roof coverings, so a third is off the table, and the practical questions become schedule, deck condition once the old material is gone, and how much insulation the replacement has to add to satisfy current requirements. If the second covering is still holding water out, targeted repair can buy a budget cycle while the removal gets planned properly.

Does the added insulation thickness affect anything besides the roof?

It affects everything that meets the roof. Rooftop unit curbs may need extensions so base flashing keeps adequate height above the finished surface. Hatch and door thresholds change. Edge metal and coping get resized. Handrail and equipment support heights shift. Those are ordinary line items when they sit in the scope from the beginning and expensive ones when they arrive later as changes.
