What a coating is, and what it is not
A roof coating is a liquid that cures into a continuous film on top of the roof you already have. Rolled or sprayed, it becomes the new weathering surface. It takes the ultraviolet, it takes the heat, and it seals the hairline checking and fine crazing in the surface underneath. On a suitable roof that is genuinely useful and genuinely cost effective.
What it is not is a roof. It carries no reinforcement of its own unless fabric is embedded in it, it has no thickness worth mentioning against a membrane, and it contributes nothing structural. It adds no insulation. It corrects no slope. It repairs nothing below it. A coating is a surface treatment applied to a sound assembly, and an honest version of the conversation begins by establishing whether the assembly is sound.
This is also the product most often sold to buildings that should never have received it. It goes on quickly, it costs less than replacement, and from the parking lot the result looks like a new roof, which makes it easy to sell and hard to evaluate afterward. A coated roof with wet insulation under it looks exactly like a coated roof with dry insulation under it, for about two years.
The substrate decides whether this works
Nothing gets applied until cores come out. Where the insulation is holding water, coating over it traps that water permanently, and the board keeps breaking down and the deck keeps corroding out of sight beneath a fresh-looking white surface. Wet areas get opened, dried or replaced, and brought back to level before any coating is considered. Where the wet area is large enough, the correct recommendation is not a coating at all.
Then the existing failures get repaired as roofing rather than as coating. Open laps are welded or reset. Split flashings are rebuilt. Loose terminations are refastened. Seams, curbs, drains and penetrations get stripped in with reinforcing fabric embedded in a base pass, because a coating spanning an unreinforced joint will crack over that joint on exactly the schedule the joint moves.
Surface preparation is the step that disappears when a price looks unusually good. The roof gets pressure washed, degreased wherever kitchen exhaust has been landing on it, rinsed, and allowed to dry to a measured standard rather than a visual one. Then adhesion test patches go down on the actual roof and get pulled after they cure. A coating that will not bond to the sheet under it fails as a sheet, peeling away in one piece during a wind event and taking whatever it did adhere to along with it.
Silicone and acrylic are not interchangeable
Silicone cures by reacting with moisture in the air, and once cured it is largely indifferent to standing water. On a roof with low spots that hold water for days after a rain, silicone is the only one of the two worth discussing. It also holds its film thickness well and does not soften in heat.
Its drawbacks are specific rather than general. Cured silicone is slick when wet, which matters on a roof people have to walk. It attracts and holds dirt, so the reflectivity it starts with drops off faster than an acrylic that gets washed. And it commits the building to silicone. A fresh silicone coat will bond to a cured one once the surface has been washed properly, but very little else will, so switching to another product later means stripping the coating off or bringing in a tie-coat.
Acrylic is water-based, costs less, recoats easily, and cleans back up to something close to its original reflectivity. It is also rewettable, and that is the whole story: sitting water softens it, so it will not survive ponding. It needs a roof that drains, application temperatures above a stated minimum with no rain inside the cure window, and enough passes to reach the specified dry film thickness. That last part is controlled on the roof with a wet film gauge, read repeatedly while the material is still liquid, because at the solids content of the product a known wet reading is exactly what cures back to the dry number in the specification.
What restoration actually buys you
Years, on the roof you have. It does not reset the clock. The insulation under a coated roof is the same age and the same thermal value it was the day before, the deck is unchanged, and the assembly remains whatever assembly it was. What changes is the weathering surface, and on a roof whose surface is the thing failing, that is the correct intervention and the least expensive one available.
The good cases are recognizable. An assembly with dry cores and a few years left, where an owner needs to bridge to a budget cycle. A building being held for a defined short period. A roof whose failures are at the surface rather than in the structure. A single-ply sheet that has weathered but shows no damage to its reinforcement. In those situations a coating at a documented dry film thickness over a properly prepared surface is money well spent, and 10 to 15 years is a reasonable expectation.
The bad cases are just as recognizable, and we say so on the roof rather than in a follow-up call. Wet insulation anywhere significant. A deck that has been corroding under a leak. Two roof coverings already stacked up. Widespread fracturing in the reinforcement of the membrane below. Ponding nobody intends to correct, unless the product specified is silicone. Coating any of those buys a two-year delay at a price better spent on the first phase of a replacement, and the roof comes off anyway with one more layer on it that also has to come off.

Is the assembly under the surface still dry?
Good fit

- Wet insulation, which a coating seals in and which never dries out afterward.
- Prices that quietly assume no pressure washing, no degreasing and no adhesion testing.
- Acrylic specified for a roof that still holds water days after a rain.
- Applied thickness, which is what the system is sold on and what gets shorted first.
- Seams and penetrations left unreinforced, so the film cracks wherever the joint moves.
- A roof already carrying two coverings, where the honest answer is a tear-off.
Common questions
Will a coating stop our roof from leaking?
Only if the leak is a surface-level failure and the assembly beneath it is dry. Coating is not a leak repair. Active failures get repaired as roofing before anything is sprayed, and wet insulation gets removed and replaced. Sprayed over an active problem, a coating hides the evidence and lets the deck keep deteriorating where nobody can see it.
Silicone or acrylic?
Drainage decides it. If the roof holds water for days after a rain, silicone is the answer because it does not soften when submerged. If the roof drains properly, acrylic costs less, recoats more easily, and keeps its reflectivity better once it has been washed. A roof that ponds badly enough to force the question probably needs its slope addressed regardless.
How long does a roof coating last?
Figure 10 to 15 years when the substrate was sound, the preparation was done properly and the film went on at the specified thickness. Shorten that considerably for a thin application, a dirty surface, or a roof that ponds under an acrylic. Most coating systems can be washed and recoated at the end of that period, which is part of what makes the approach attractive.
Can any roof be coated?
No, and the honest answer is often no. Cores decide it. Wet insulation, a corroded deck, two existing roof coverings, or widespread damage to the reinforcement in the membrane below all rule it out. So does ponding that nobody plans to fix, at least for a water-based product. A survey with cores costs a fraction of a coating job and tells you which conversation you are actually having.
Does coating a roof affect the paperwork that came with it?
It can. Manufacturer documentation on an existing commercial assembly usually carries conditions about alterations, and applying a fluid product over that assembly may qualify. Read the terms you hold and check with whoever issued them before work is scheduled. That relationship is between you and the issuer, and we would rather you confirm it beforehand than discover it later.
