Irving contains two roofing problems that happen to share a city limit. Las Colinas puts small, crowded roofs forty and sixty feet above the street. The freight belt out toward the airport puts single roofs larger than an entire office park. A scope written for one of them is the wrong document for the other.

Getting onto a Las Colinas roof is half the job

On a mid-rise near the Urban Center, the membrane is rarely the complicated part. The field is modest, the perimeter is short, and the detail work is packed around mechanical equipment that occupies most of the available deck. What takes planning is everything that happens before a crew reaches the sheet. Material goes up by crane or by hoist, the crane needs somewhere to sit, and somewhere in that part of the city usually means a drive lane, a plaza, or a garage structure with a posted load limit that has to be verified before anything gets scheduled.

Screen walls hide more than equipment. The termination behind an architectural screen is the hardest run of flashing on the building to look at and the easiest one for a previous crew to have rushed. We take panels off where the base flashing and the counterflashing behind it cannot be seen, because a detail nobody has examined since the building opened is where the surprises live.

Occupied floors set the rest of the constraints. Adhesive vapor and hot work odor find outside air intakes quickly on a tower roof, and those intakes sit right there in the same congested deck space. That gets handled by talking to the building engineer about damper positions and unit scheduling ahead of the work, not by apologizing to tenants afterward.

The freight belt runs on a different clock

Move north and west toward the airport and the building stock changes completely. Air cargo, forwarding and cross-dock buildings carry wide open membrane fields with long uninterrupted seam runs and comparatively few penetrations for the acreage involved. Trouble on those roofs concentrates in two places, the drain sumps and the laps, and it concentrates there in volume.

These buildings do not close. The scheduling question is never what hours you keep. It is which dock positions can be released for staging this week, and which bay can be worked over without slowing the flow underneath it. Sections get sized against that answer rather than against what a crew could theoretically open in a day.

A leak in a freight building also moves. Product sitting under the drip on Tuesday is gone by Thursday and something else is under it, so an interior exposure report from one visit does not describe the risk on the next one. Finding the entry point quickly matters more here than in a building where the contents stay where they were put.

One owner, two roof populations, one capital plan

Both kinds of building frequently sit in the same Irving portfolio. Ranking them against each other only works when every roof gets described in the same terms: what the plugs showed, how the drainage behaves, what condition the terminations are in, and how many seasons of service are realistically left in the assembly.

The cost patterns are opposites, and that is worth saying out loud before a budget gets built. A tower roof is expensive per square foot and small in total. A cross-dock roof is inexpensive per square foot and enormous in total. Plans built without that distinction tend to fund the small urgent roof twice and defer the large one until it turns into an emergency.

How does material get onto a mid-rise roof in Las Colinas?

Either a crane pick from a set-down point at grade or an interior route through a freight elevator and a roof hatch, and the property usually decides which. A pick needs a spot with the load capacity to support it, clear of the plaza and clear of any garage structure below, plus permission from the property manager and whatever approval the city requires for use of a lane. Interior routing avoids all of that but slows production and puts traffic through tenant space. We price the method that fits the building instead of assuming the easy one.

Our cross-dock building near the airport runs three shifts. Can it be reroofed?

Yes, by working the field in sections tied to the dock positions you can release, one area at a time. Staging goes where trailers are not, hoisting happens away from the active doors, and each section is closed and made watertight before the crew comes off it that day. The dock keeps running because the sequence follows your door schedule rather than the other way around.

We have never seen the roof behind our screen wall. Should we be worried?

You should be curious. Screened areas conceal base flashing, counterflashing and equipment supports, and they are exactly where terminations get skipped because nobody was ever going to look. Pulling a few panels turns that blind spot into a photographed record. It is a short piece of work and it regularly changes the priority order on a building.

Do the two halves of Irving need the same inspection interval?

Usually the tower needs more visits, which surprises owners who assume the bigger roof carries the bigger risk. Density of rooftop equipment drives service traffic, and service traffic is what puts holes in membranes. A warehouse field nobody walks between inspections holds a twice-yearly schedule comfortably. A tower deck with contractors on it most weeks earns quarterly.
